Lets say Marbella is the Los Angeles of Europe, its probably true! Then you have the ”Beverly Hills” areas like Nueva Andalucia, Sierra Blanca, Nagueles Puerto Romano, Golden Mile and a few more. 

And you also have the greater Los Angeles area of Marbella which is everything outside these area in between Elviria in the East to Estepona in the West (with areas like Guadalmina, La Zalagela, San Pedro, New Golden mile and many more). 

This is reflected in pricing of properties. 

Its a huge area and bargains or opportunities the most central spots on Golden mile, Sierra Blanca, Nueva Andalucia and so forth are being watched on a daily basis by hundreds of investors, brokers, architects, builders from all over the world. Sound investments are fast scoped up and you likely need someone involved with the networking finding them.

Right now as of 2021 when we likely enter in to a gradual post-covid situation we have not seen a huge price drop in the most central and luxurious ”Beverly Hills” areas of Marbella. Its actually hot! 

Let us explain why. 

The main reason is that international demand is huge for property here and supply is short. The last property crisis in Spain had to do with banks owning most of investments, this time banks been more cautious and developments are more privately and soundly financed.  Property is also regarded as a good place to put money in times of expected inflation. And always, who doesn’t want to have a place under the Andalucia sun!

But price reductions for property and land is naturally affected in different areas!

In the ”greater Los Angeles” of Marbella you have luxury developments next to more up-coming affordable areas: this is mainly towards the Marbella West; new Golden mile (between Guadalmina to Estepona) there are a lot opportunities to watch since that area started taking off before covid but hasn’t been fully developed. High end luxury constructions next to local Spanish settlements with completely different pricing. All within 5 to 15 minutes drive to Puerto Banus. 

Generally Marbella East (Cabopino, Elviria, Marbesa, Los Monteros and so forth) is higher priced and closer to Malaga airport. These are truly lush areas where for example movie star Antonio Banderas live. Still next to much more affordable typical more Spanish areas which can open up for some reform opportunities and a land areas for building. 

Bargains can more often look like a 5 million euro luxury villa in need of luxury reformation that can be bought for 3.8 million euro if you know what the buyer can settle for depending on timing. There are also off market sales and typically you need an ear to the ground to hear about. The leverage you might have in price negotiation for different sellers and properties is often important. A really good agent should help out here, and we do just that.
